The Realwise Residential Property Management module includes features and options related to the Tenant Profile. Beginning with the Unit Profile, users can define each rental unit characteristics, including market rent, unit amenities, physical inventory and unit types to differentiate between rental income sources.

Graduated Rents (Rent Escalations) can be entered at the time the rental agreement or lease is agreed upon. Realwise provides for unlimited rent changes during the term of the lease agreement. Automatic calculations including CPI, Market and Fixed Rate increases can be entered with variable frequencies. Leases can specify any CPI Table from common tables within the Professional product.

Rent Receipts are optional, but can be generated automatically when entering a payment.  This feature is widely used at individual sites to eliminate the handwritten receipt to the tenant.

Real Time Search Functions let you find the tenant or unit you need to process a transaction or research information about their rental agreement.  All occupants are identified for the search, helping you locate a unit by name, number or other identifications specific to your operation.

Late Notices can be automatically generated and Realwise Professional will calculate and post late charges to the tenant record based on individual unit data.  Charges can be assessed across the property or individually.

Eviction & Cash Only Conditions can often be overlooked.  With Realwise, the software will prevent you from accepting payment for units where you have specified that the eviction process has begun.  Don't spend more on legal costs that you must! Cash only tenants can also be identified to ensure that checks are only accepted when you want to.

Percentage Rents are a significant component of most retail management operations.  Realwise can capture the reported sales and rental obligations.  Compare reported sales from year to year by sales categories and tenant types.  Analyze sales against national averages to project income from percentage rents

The Realwise General Ledger software is a powerful component of the Realwise family of products.  It is designed to accept information from all other Realwise modules and organize it into meaningful accounting records, AUTOMATICALLY, without user intervention.

Whether you use Individual Bank Accounts for each of your properties, or a combination of a Trust Account along with other operating accounts, Realwise can accept the invoices, pay the bills and write the checks all from the correct location.

Bank Reconciliation features give you quick access into the status of your bank information.  "Clear" deposits, checks and other bank adjustments quickly just before you print your reconciling report for each bank.

Vendor Activity reports keep you abreast of how much you spend with your vendors.  You can choose to look at payments for a single property or across all properties to measure your potential buying power with volume purchases or large contracts.
